Banjup / Wandi strategic land purchase
Dear residents,
Western Power would like to thank you for your involvement, input and patience regarding the Banjup/Wandi
Strategic Land Purchase project over the past 2 years.
In May 2009, Western Power purchased a parcel of land on the corner of Rowley and de Haer Roads in Wandi,
for potential future use as a 132 kV substation site. Western Power undertakes these strategic purchases
well in advance of a need for infrastructure, in order to make allowances for possible future infrastructure
requirements. Because of the timeframes involved, these infrastructure requirements can and do change. As
more work is undertaken to develop strategies for our network, we develop a higher level of certainty about
what the requirements of our network and the community are.
In November 2010, we advised the Banjup/Wandi community that we were reviewing the vision and strategic
development of our network (the South West Interconnected System) by developing a series of 10-year
Network Development Plans. We do these reviews to ensure the network best meets the needs of the
community and our customers into the future.
These 10-year Network Development Plans, which have been drafted over the past 6 months, have been
crucial in forming greater clarity over the suitability of the Wandi site for a future substation. The draft plans
have revealed that, given our refreshed strategy, that the current site will no longer be used for the purposes of
a zone substation.
After considering changes raised in the 10-year Network Development Plans, coupled with the latest forecasts
indicating a new substation would not be required until after 2030, Western Power has decided not to proceed
with a substation development on the site.
It is possible that a future substation site may be required to service the higher load growth areas to the north
and west. The need for such a site will become clearer over the coming year and may trigger a separate site
selection process, to ensure that Western Power is able to meet the power needs of the area.
The property is currently tenanted and Western Power will now determine the best way to sell the property.
In the meantime, we will be removing the signage from the site, as it is no longer our intention to build a
substation on it.
